Preparing Your Property

Hann Lettings and Management will be happy to advise you on all aspects of the preparation of your property. As a landlord you have 3 options for letting your property.

1. Unfurnished A property is classed as unfurnished if it is provided with suitable floor coverings and nothing else in the way of furniture, white goods, light fittings etc.

2. Partly Furnished For a partly furnished property, the tenant will expect the property to be supplied with suitable floor coverings, curtains/blinds, light shades, and white goods (washing machine, cooker and fridge).

3. Furnished When letting a furnished property, the tenant should be provided with everything required to ensure a comfortable tenancy. Typically this will include everything that is included in a partly furnished property, with the addition of the following –

• Lounge – sofas/chairs, coffee table

• Bedroom(s) – bed (double or single as appropriate) with matress, wardrobe, chest of drawers.

• Kitchen – kettle, iron & board, crockery, cutlery, pots and pans, utensils, chopping board, vacuum cleaner.

It is the landlord’s responsibility to ensure that all items left in the property are maintained during the tenancy.

All furniture, electrical goods, and gas appliances must conform to the current legislation, and all properties should be fitted with a smoke alarm (refer to the Legal Aspects section for full details of your obligations).

Deciding on which of the 3 options above to go with will depend on a number of factors, primarily your own individual circumstances. We will discuss our recommendations with you during your initial consultation.
